Global Partners is a UAE-based real estate fund management firm that oversees the development and investment activity on behalf of institutional and private investors. The company manages over $1.4 billion in assets on behalf of leading institutional investors from North America, Europe, Asia, and the Middle East.
Core financial processes lived across disconnected Excel spreadsheets. This required the same data to be entered multiple times across different documents. It created reconciliation overhead and left no single source of truth for fund-level reporting.
QuickBooks could not handle multi-currency investor contributions, separate legal entity structures, or inter-fund transfers. As Global Partners planned its expansion to five continuous funds, the platform risked becoming a structural bottleneck rather than a foundation for growth.

Folio3 implemented NetSuite SuiteSuccess Financials First as the core platform for Global Partners. The implementation of NetSuite replaced QuickBooks and spreadsheet-based tracking with a single, scalable system purpose-built for multi-fund real estate management.
Folio3 led the full migration from QuickBooks to NetSuite. The team architected the new environment to support Global Partners’ plan to scale from one fund to five continuous funds over the next three years.
